『 Style Preference 』   _{I'm open to the idea of trying any kind of style or aesthetic at least once as a means to improve the overall quality of my work. However, primarily I enjoy doing more fantasy types or whimsical and fun designs. Any designs that are weird, odd, or not the expected norm are a big boost to interest in a project. Also anything Hingan, Eastern Style, Cyberpunk, or LoFi aesthetic are a big plus as well.}『 Construction Time 』   _{Can take up to 3 Months depending on the complexity of the requested design and aesthetic. As well as to accommodate for any furniture glitching that might be required to achieve said design.During construction progress shots may be posted publicly in the 〖🛠〗Build Previews channel unless requested to remain a private design. You may also ask for WIPs as desired. If more time is required to complete a design for any reason you'll get a private message either through Discord or in-game. Whichever is more preferable.}『 Rush Orders 』   _{Time-sensitive (Rush Order) projects can be requested but will be subject to an extra fee based on the work required and the time remaining to fast track construction. The final total of the fee will be discussed in DMs and agreed on before construction begins.}『 Scheduling 』   _{Active work hours are usually between 3:00 PM to 3:00 AM EST. For our military time homies that's 1500 to 0300 EST. Wednesdays and Saturdays being exceptions for personal obligations.}『 Commission Prices 』   _{Prices listed are negotiable depending on the design being requested and will be discussed before construction begins. If a design requires more Gil than originally agreed on then you will be notified through Discord or in-game asap.Items can be crafted instead of purchased if your design is simple or does not require too many high level furniture items. However, this does mean that construction time will take longer to allow for crafting.}『 Furniture Budget 』   _{The furniture Budget can be lowered or removed if you are an omni-crafter and are willing to provide all or most of the necessary pieces for a design yourself.Once construction is complete the remaining Furniture Budget will be returned to you along with a receipt breaking down the cost of each item and materials used. That way you know exactly where your Gil went for your records.}『 Payments 』   _{Full Commission Price + Furniture Budget is required up front before a project can begin. Once the payment is received construction will start either on the day of payment or the following day after depending on the time of day it is received.}『 Cancellations 』   _{Should a project be cancelled mid-way through construction. The remaining Furniture Budget will be returned to you. However, a portion of the commission price will be kept for work already completed.If a project is cancelled before construction begins only then will you be refunded in full. Should the design already be near completion at the time of cancellation I will repurpose it into a premade design for sale on my kofi.Once construction is completed you will be given one final tour of the house to make sure everything is to your satisfaction.}

『 Refusing Service 』   _{I may refuse or cancel any commission at any time with prior warning if I feel there is a valid reason to do so. As well as deny service to any client due to unacceptable or rude displays, behavioral or otherwise.}『 Request A Design 』   _{Please fill out the information included in my Request Template and then post it the 〖🛠〗House Commissions channel. I'm usually able to reply within 2 - 4 days depending on how scheduling is.}『 Server Availability 』

X Mana - Still trying T^T}『 Finished Designs 』   _{I reserve the right to post finished designs on social media such as Twitter, Discord, ect. Wherever designs may be shared with the public. When posting finished designs I will always include the location of the design and the name of the housing owner. Unless otherwise asked to remain private beforehand. I will also link my Carrd in your message book for people to check out which I ask to not be removed until 1 week has passed after finishing the house.You as the commissioner are also allowed to post screenshots of the finished design on social media however you are required to include proper credit linking back to any of my social media or my Discord. Please be respectful of this.Similarly do not repost / redistribute the design as your own work on sites such as Makeplace or Housing Snap. If your caught doing this you'll be reported, banned from my community, and from requesting anymore designs.}『 Editing Designs 』   _{After completing a custom design I ask that you do not edit anything for at least 1 week. This is so I have enough time to take proper photos and videos for posting. Also to allow curious folks to visit the design in person if they are interested in checking it out. After that your free to change things however you like.}『 Retiring Designs 』   _{Please get in contact with me either through Discord or In-Game so that I can take any last minute screenshots or video footage of the design for content creation use on social media. I usually like to film a teardown video too during this time. Thank you.Once a design is removed i will ask for permission to post it as a premade on my kofi shop for others to enjoy. If yes, it'll become available for purchase to the public. _{If your design requires the use of items locked behind Bicolor Gemstones, PvP, Beast Tribes, and more that can not be purchased on the marketboard, you will be responsible for providing them. _{Will be moved to the front of the commission queue which guarantees your house will be completed by the agreed upon date.However, requesting one will usually cost double the base price as compensation for time constraints needing to be met.
